HOA for the Lakeside Condominiums at The Isles on Palmer Ranch, Sarasota FL
HOA Management Change - effective 09/01/23: The Lakeside HOA is no longer being managed by Argus Property Management (now known as RealManage).
Our financial accounting needs are now being serviced by SRQ Condo Accounting. Our primary bank continues to be Centennial Bank, and you will continue to make your quarterly HOA payments there.

For property management concerns or issues NOT specific to Lakeside, i.e. Brightview irrigation/trimming, amenities usage, pond/creek questions, etc., continue to contact the Isles property manager - Castle Group Management.
Water conservation: We ask that you continue to be mindful of water usage.
Toilet flappers should typically be replaced at least every three years. A small water leak can mean significant water bill increases that we all have to pay for.
The other thing to check inside the toilet tank is the fill valve. These too do not last forever and they can start to allow water to run into the overflow tube very quietly.
There are adjustments that can be made on the valve to prevent this. If necessary, replacing them is not very difficult. They sell new ones at Walmart and Lowes.
Maintenance plans:
- Pest control service is done to the building perimeters every month by Pest Armor. Inside service is available as needed at no additional cost to you. Call the Pest Armor office at 941-552-9279 to schedule an appointment. Office hours are 8AM-5PM Monday-Friday. Leave a VM if you call outside those hours.
- Per Isles rules and regulations, all trash and recycling bins must be stored inside your garage.
- We have had problems in the past with sandhill cranes damaging lanai screens. Please do NOT feed any wildlife, so not to encourage them to come towards the lanais.
- It's a good idea to change your washing machine hoses every 5 years. You can buy them at Wal-mart. Using stainless steel hoses will last longer than hoses that are only rubber.
- Second floor residents should be aware that your water supply lines run from the attic down (as opposed to coming up from the floor). When putting nails in the wall to hang pictures, consider proximity to sinks. Use the shortest nail possible.
- If you are on contract with ADT for alarm reporting, you can get new ADT yard signs just by asking for them. All should be encouraged to upgrade their alarm system equipment for free, based on the updated contract that the Isles HOA has with ADT. See the November 2021 newsletter for more information.
- Everyone should be encouraged to check your shutter hardware kits to make sure that you have enough wingnuts, bolts, nuts and washers to put your shutters up properly. Replacement hardware is available at local stores, and online. The time to buy is before a storm is upon us. Also make sure that all screws turn freely.
- Garage door issues: a) garage door springs are typically good for about 10 years, and then should be replaced. Banko Overhead Door is a good company to use for this job.
b) If your door opener starts NOT raising the door, but just hums instead, you may not need a new door opener! It could be the start run capacitor which costs less than $30, and takes 20 minutes or less to install. It is not difficult to do. Contact Doug if you need more info. Also, generally speaking, garage doors should be kept closed when "not in use". See Article IX, Section 18 of the Isles master documents. Aside from the regulations, birds have found the warmth and safe location of the garage door opener (up near the ceiling) as a nice place to build a nest. Thank you.
- Toilet Flapper (quantity 2). Replace every 3 years. Any 2" flapper will probably work.
- ADT alarm system back up battery. Replace every 3-4 years.
- Smoke alarms for bedrooms (quantity 3). Replace every 10 years. To test these, press and hold the test button.
- Smoke/carbon monoxide detectors for common area (quantity 2). To test these, press and release the test button.
Original model expires in 7 years. Newer replacement carbon monoxide detectors are good for 10 years. Note that there was a recent recall on some smoke/CO detectors.
You may want to check the manufactured date on your detectors (on top of the unit), and compare to the recall info. Note that some detectors have batteries that need to be replaced periodically, and some don't.
Also, when you buy new detectors, check the manufacture/expiration date on the unit(s) to make sure they were made recently.
- Replacement Low-voltage transformer for outdoor address lights This transformer is one of the two typically found high on the wall in your laundry room. One of these transformers provides power for your wired doorbell. The other transformer is for the two low voltage lights (Seagull 9732 5 watt bulbs) found in your address number bracket, mounted outside your garage under the carriage light.
